  • DPR stage: A Detailed Project Report is being prepared, reviewed or finalised.

This demonstrates government focus on the corridor, but a budget allocation should not be interpreted as proof that every project is funded, tendered or under construction.

The cancellation of the Vatika Chowk to NH-48 tender is a useful reminder that a budgetary commitment does not automatically translate into physical construction.

If infrastructure is influencing your property decision, ask five questions:

1. Which project actually affects this property?
Identify the exact stretch, rather than relying on a general reference to “SPR infrastructure.”

2. What stage is it at?
Is it proposed, approved, at DPR stage, tendered or under construction?

3. Has a contractor been appointed?
A floated tender is not the same as physical work.

4. Where did the completion date come from?
Check whether it is based on an official GMDA or HMRTC statement or simply a marketing estimate.

5. Would you still buy if the project is delayed?
If the answer is no, you may be assigning too much value to infrastructure that has not yet been delivered.

What This Means for Buyers

SPR’s infrastructure story is real, but it is still evolving.

The cancellation of the Vatika Chowk to NH-48 tender does not make the corridor less attractive. It does, however, reinforce the need to evaluate a property on its current location, connectivity, neighbourhood and project quality, rather than assuming that proposed infrastructure will arrive on a particular timeline.

Future infrastructure should be treated as potential upside, not delivered value.

A good property on SPR should make sense today. If the proposed infrastructure arrives as planned, that becomes an added advantage.
