Must-have Documents to Buy Property in Gurgaon, Haryana

Buying property is a trail of paperwork and more paperwork.
The exact documents required can vary depending on whether you are buying a new apartment, resale property, plot, independent floor or property from a developer. However, buyers are advised to thoroughly review both the property’s paperwork and keep their own identification and transaction documents ready.
For a homebuyer, the most important rule is:
Do not check only the documents you need to register the property. Check the documents that establish that the seller has the right to sell it.
Documents You Should Keep Ready
For the buyer, the basic documentation generally includes:
- PAN card;
- Aadhaar or other accepted identity proof;
- address proof;
- passport-size photographs or digital photographs as required;
- bank or loan-related documents, if financing the purchase;
- payment records and transaction details; and
- any applicable authorisation or Power of Attorney documentation.
The exact requirements for registration of your property should be confirmed with the relevant Sub-Registrar office before the appointment.
Property Documents You Should Check
This is where buyers need to spend more time.
1. Title Deed
The title deed establishes the seller’s ownership or interest in the property.
For a resale property, review the chain of title rather than looking only at the latest sale deed.
2. Previous Sale Deeds
Earlier registered documentation help establish how ownership passed from one party to another.
They are particularly important when buying a resale property.
3. Jamabandi / Revenue Records
Where applicable, the relevant revenue records should be checked to establish ownership and property details.
Haryana’s Revenue Department specifically lists a copy of the Jamabandi among the documents to be enclosed during registration.
4. Property Map or Site Plan
The property description needs to be sufficient to identify the property.
The Registration Act requires adequate property description, including relevant maps or plans where applicable.
5. Sale Agreement / Agreement to Sell
This sets out the terms agreed between buyer and seller, including price, payment schedule and other conditions.
Remember that an agreement to sell is not the same as a title deed. Haryana’s Revenue Department specifically notes this distinction.
If You Are Buying from a Developer
For a new apartment or other developer project, the documentation will be different from a straightforward resale.
Check:
- project RERA registration, where applicable;
- sanctioned building plans;
- applicable approvals;
- allotment letter;
- agreement for sale;
- payment schedule;
- possession terms;
- specifications promised by the developer;
- maintenance and other charges; and
- completion or occupation documentation when the project is ready.
Ensure that the documents you sign match all the approvals and representations made by the developer.
If You Are Buying a Resale Property
For a resale transaction, pay particular attention to:
- original title documents;
- previous registered sale deeds;
- proof of payment of applicable property taxes or dues;
- society or maintenance dues, where applicable;
- existing loan or mortgage status;
- seller’s identity and ownership;
- possession status; and
- any applicable NOC or transfer documentation.
If the seller has an outstanding home loan, understand how the loan will be closed and how the original title documents will be released before completing the transaction.
If a Power of Attorney Is Involved
A Power of Attorney authorises someone to act on behalf of another person, but it is not itself a title deed. Haryana’s Revenue Department expressly states that a Power of Attorney does not transfer ownership.
If the seller is acting through a representative, have the document independently verified before proceeding.
Documents Needed at Registration
Haryana’s registration process requires the executed document and relevant enclosures to be presented before the concerned Sub-Registrar or Joint Sub-Registrar.
The state’s Revenue Department lists documents such as the title deed, Jamabandi, map/plan and digital photograph among the necessary enclosures. The executants must appear before the registering officer, and two witnesses are required to authenticate their identity.
Property documents must also contain sufficient details to identify the property, including its relevant boundaries and location.
The Haryana Revenue Department provides information on the registration process, applicable collector rates and deed templates through its official portal.
