However, is every community in this corridor an unmissable opportunity?

Not really. As in all investments, SPR should be evaluated project by project. Some connectivity advantages already exist, while several infrastructure improvements that show up in sales brochures are still languishing at planning or procurement stages.

The corridor has already seen substantial price appreciation and development. The opportunity in 2026 is therefore not simply about getting into an “emerging” market. The question that actually matters now is: Which project, in which part of the corridor, makes sense at today’s price?

<div id="ez-toc-container" class="ez-toc-v2_0_67_1 It connects the Golf Course Extension Road area with NH-48 and provides access towards Sohna Road and several other developing residential and commercial sectors. It runs primarily through Sectors 68–85. (Always confirm the specific sector rather than relying on the “SPR” label alone).
What was once an alternative road route has become a genuine residential destination in its own right. Large housing developments now line the corridor, and commercial activity and supporting infrastructure have grown alongside them; enough that SPR is an established market today with a real resale layer, not just a pipeline of new launches.

SPR in 2026: From Emerging Corridor to Established Market

SPR’s residential market has moved a long way from its early development phase. A June 2026 report by The Times of India, citing market data, put the five-year increase at around 160%. (The Times of India)

That appreciation is important because SPR still has growth potential, but the easy part of the story is behind it. What remains is a market that continues to attract genuine buyer interest even as prices have risen.
ANAROCK’s Q2 2026 research shows new residential launches across the wider NCR region fell roughly 40% year-on-year, yet Gurugram posted the highest launches AND the highest sales of any NCR market that quarter (The Economic Times).

SPR’s continued development activity should be read with this background: it’s part of why Gurugram as a whole is outperforming the region right now.

Why Buyers Are Choosing SPR

What makes SPR so appealing?

Access to Multiple Parts of Gurugram

SPR sits between several established and emerging parts of the city, giving residents practical access to major roads and employment centres without the price ceiling of Golf Course Road itself.

Different stretches of the corridor offer premium apartments, larger luxury communities and independent-floor housing. However, this is also the reason why buyers need to be particularly careful.

Property marketing frequently places existing roads, proposed elevated corridors and future metro connectivity in the same brochure.

They are not the same thing at all.

A useful way to evaluate infrastructure is to distinguish between:

Operational: available for use today.

Under construction: work has actually begun.

Tendered: contractors are being selected, but construction has not necessarily started.

Approved or under planning: the project has moved beyond an idea, but execution has not begun.

Proposed: the project remains at an earlier planning stage.

This distinction will help determine how much weight a buyer should give a particular infrastructure promise.

SPR Elevated Corridor: Where Does It Stand?

In March 2026, the Gurugram Metropolitan Development Authority floated a tender estimated at approximately ₹755 crore for a 4.2-km elevated corridor between Vatika Chowk and NH-48. The proposed design included a 4+4 lane elevated section, service roads, ramps and interchanges. At the same time, some of the infrastructure frequently cited as the next catalyst remains at stages that require further execution.

That makes the investment question more nuanced.

A better set of questions is:

Is this particular project well located?

Is today’s price reasonable for what already exists?

Would I be comfortable owning the property if future infrastructure takes longer than expected?

Is there genuine end-user demand?

Does the developer have a reliable delivery record?

Would the property work as a home even without the future growth story?

If the answer is yes, future infrastructure becomes an advantage rather than the entire investment thesis.

Frequently Asked Questions

Is SPR Gurgaon a good place to buy a home in 2026?

SPR has become a significant residential corridor with substantial development and continued buyer interest. The better opportunities are likely to be project and sector specific rather than uniform across the entire corridor.

What is the current price of property on SPR?

Property prices vary considerably by sector, developer and project. Recent reporting indicates substantial appreciation across the corridor, but buyers should compare specific projects on their current asking price and total acquisition cost rather than rely on a single SPR-wide average.

Is the SPR elevated corridor under construction?

Not at present. GMDA floated a ₹755 crore tender for the proposed 4.2-km elevated corridor in March 2026, but the tender was withdrawn in June for revisions. Buyers should therefore treat the elevated corridor as a future infrastructure project rather than an existing connectivity benefit.

Is metro connectivity confirmed for SPR?

A Sector 56 to Pachgaon metro corridor is being planned, with a detailed project report under review as of July 2026. It should be treated as proposed future connectivity, not as an operational metro benefit.

Is SPR better for end-users or investors?

It can work for both, but the decision depends on the specific property. End-users should prioritise current connectivity, schools, healthcare and daily convenience. Investors should additionally assess pricing, rental demand, future supply and the credibility of infrastructure catalysts.

Our Perspective

SPR has reached an important stage in its evolution.

It is no longer simply a corridor with potential. It is already a substantial residential market with established demand, significant development and a growing buyer base.

That makes the buying decision more interesting, because as a corridor matures, project selection becomes more important than the location.

We would therefore recommend buyers look for a property that makes sense based on its current location, neighbourhood, developer, construction quality and price. Future roads and metro connectivity can add value, but they should not be the sole reason for buying.

Chat with our team for more information.

Continue Your Research

SPR vs Golf Course Extension Road

SPR vs Dwarka Expressway

SPR vs Sohna Road

SPR Infrastructure Tracker

10 Costly Mistakes Home Buyers Make in Gurgaon

Luxury Apartment Buying Checklist

For official infrastructure information, buyers can also refer to Gurugram Metropolitan Development Authority (GMDA) and verify project-specific announcements rather than relying solely on developer marketing.

Written by: Save Max Editorial Team | Last Updated: August 2026 Southern Peripheral Road (SPR) has grown into a prominent residential corridor in Gurugram. A strong housing demand, large-scale residential development and a continuing infrastructure pipeline contribute to its appeal as a real estate gem.
