On the other hand, developers also had their share of problems &#8211; mounting debts and incomplete projects.<\/p><p>The <a href=\"https:\/\/sbiventures.co.in\/funds-managed\/swamih-investment-fund\/\" target=\"_blank\" rel=\"noopener\">SWAMIH<\/a> Fund was conceived as a&nbsp;social impact initiative&nbsp;to bridge this gap. Managed by&nbsp;SBICAP Ventures&nbsp;(a State Bank of India subsidiary), it is India\u2019s first fund dedicated to providing&nbsp;last-mile financing&nbsp;for stressed, RERA-registered residential projects in the affordable and mid-income segments.<\/p><p>Unlike other traditional lenders, SWAMIH is focused on projects that are&nbsp;60-90% complete&nbsp;but lack funds for final execution, acting as a lifeline for developers and buyers alike.<\/p><h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"How_SWAMIH_Works\"><\/span>How SWAMIH Works<span class=\"ez-toc-section-end\"><\/span><\/h2><p>The fund operates as a&nbsp;Category-II Alternative Investment Fund (AIF), pooling funds from multiple sources, such as the government, SBI, LIC, and private investors.<\/p><p>Primary features include:<\/p><ul class=\"wp-block-list\"><li>Eligibility: Projects must be RERA-registered, stalled due to funding gaps, and fall under the affordable\/mid-income bracket (priced below \u20b94.5 crore in metros).<\/li>\n\n<li>Focus: Prioritizes completion over profit, with strict oversight on fund utilization.<\/li>\n\n<li>Scope: Supports first-time developers, projects with litigation, and even NPA accounts.<\/li><\/ul><h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Impact_So_Far\"><\/span>Impact So Far<span class=\"ez-toc-section-end\"><\/span><\/h3><p>There was quite a bit of criticism about SWAMIH\u2019s ability to create a positive impact on India\u2019s complex real estate landscape. However, since its inception, the fund\u2019s results speak loud and clear:<\/p><p>1. Homebuyer Relief<\/p><ul class=\"wp-block-list\"><li>Since 2019, about 50,000 families\u00a0have received possession of their homes, with another\u00a040,000 units\u00a0slated for 2025.<\/li><\/ul><p>Case Study: The&nbsp;Rivali Park Wintergreens&nbsp;project in Mumbai, which was stalled for years, became the first SWAMIH success story, delivering 708 homes in 2023.<\/p><p>2. Economic Ripple Effect<\/p><ul class=\"wp-block-list\"><li>Unlocked\u00a0\u20b935,000 crore liquidity\u00a0in ancillary industries (cement, steel, labour).<\/li>\n\n<li>Generated\u00a03x multiplier effect\u00a0on GDP through job creation and revived housing demand.<\/li><\/ul><p>3. Key upgrades include:<\/p><ul class=\"wp-block-list\"><li>Geographic Spread: Targeting Tier 2\/3 cities like Nagpur and Coimbatore, where\u00a030%\u00a0of stalled projects are awaiting a boost.<\/li>\n\n<li>Faster Approvals: Streamlined processes to sanction projects within\u00a090 days, as against the 120+ days earlier.<\/li>\n\n<li>Tech Integration: AI-driven monitoring systems to track construction progress in real time, ensuring greater accountability and accuracy.<\/li><\/ul><p>About 40% of SWAMIH 2.0 projects target Tier 2 Indian cities like Lucknow and Ahmedabad. A strategic partnership with NAREDCO has reduced costs by 12% through bulk material pricing negotiations.<\/p><p>Additionally, the implementation of centralized project management has effectively shortened completion timelines from 36 months to just 18 months.<\/p><h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"The_Road_Ahead\"><\/span>The Road Ahead<span class=\"ez-toc-section-end\"><\/span><\/h2><p>Finance Minister Nirmala Sitharaman emphasized that SWAMIH isn\u2019t just about completing buildings\u2014it\u2019s about fulfilling aspirations and fuelling economic growth.
